Bob- My lease is 250 acres in Parke Co for $2500 that butts up to Waveland Lake. Good deer #'s, but turkey are few and far between on that property. My cousins lease is only like 40 acres, I think he pays $500, has got great deer and turkey #'s. The whole county is leased up, from what I see for about the same money....$10-$20 an acre, maybe slightly more if it is extremely good hunting with many diff species to hunt. Parke Co turns out record book class deer every year and is in the top 5 counties for harvest in the state every year too. What I'm trying to say it is real hot, people drive from all over to get property there. If your property is GREAT then possibly you could get more per acre, I don't know....Being close to Indy will help, city slickers with big money might jump on it. From what I understand a million dollar liability policy is pretty cheap. The farmers that I have talked to that lease say that the $ leasing brings in covers property tax, not much more. I can give you a leasing agents # that handles Indiana hunting property if you want...

If I do it I`ll get my own insurance and cut out the middleman leasing agent, who I presume gets as much as the land owner for doing paper work etc. probably more. our tillable here the taxes are $20/acre. the woods we have classified so it is asessed at $1 and acre.. for $10-20 an acre I wouldn`t fool with it.

that guy was just here that was referred to me here. he offered $3,500 for a one year deer lease, bow hunting only. does that sound right on 85 acres woods and some 22 tillable?

Thats sounds like a really good price for you. If I was the landowner I would jump on that...The broker I deal with is basically making 25% of the lease cost. On his web site he advertises the property with arial photos, brief description of the land and what critters are there, and the liability insurance.....thats it....he doesn't provide much of a service. And he will lease YOUR property to whoever has cash in hand, so You might get stuck with a real slob. I'm sure there a perks for a farmer that has several properties and people knocking on his door asking for permission all the time to use a broker. Me personally, if I had property to lease out, (which I don't) I would rather bypass the broker and pick the hunter myself.

I figured he wouldn`t do it for 500 or a grand profit, so likely doubling the price I bet. so just get the million dollar liability myself, have the attorney write up an iron clad lease with exclusions and everything spelled out what can and can`t do etc etc and advertize in the indy star. this guy is bigtime, leases land in many states including ks. he owns land here and there too. I was impressed, he knew the ropes. I asked about slobs and he said ( made sense) the price pretty much eliminates them. maybe be smart let him have it this year, try to squeeze some more out of him and offer atv swervices and the cabin to camp in to sweeten the pot.

I'm glad I live down South. We pay 7.00 an acre for Pike County stripper pit spoil bank ground that Peabody Coal and Gray Farms own.We have 1400 acres at that. At least we do now. I'm sure it will raise. There are 10 members in this lease. Some just do it for the fishing that's on the ground. We were hit hard with EHD last year and the deer population is way down now and it looks like it will be at least 3 or 4 years before we get the quality of deer we had.

proximity to indy( million people) is I guess what makes mine so valuable. 5 minutes off I-70 10 miles east of indy. plus I have the only cover in several surrounding sections, well, not only, but most of it. they flock into here once crops are out. I had to pay 5 grand an acre for thisd ground, plus taxes on it every year, so leasing at 50 an acre is still not a reasonable return on money. would any of you pay 5 grand an acre to get a 1% return? that coal company reclaim probably sells less than 2 g and acre. maybe waaaay less

2 grand is close. It depend on how many guys shows up with the money. This ground is spoil banks. It has not ever been reclaimed. It was mined back in the 1930's and 40's. You Bob are sitting on a gold mine. When did you pay the 5 grand an acre. I bet you could double, maybe triple your investment within a few years from now. If urban sprawl ever reaches you you will be able to name your price. They don't make ground anymore.

I've got a farm in Orange Co. that is surrounded by HNF. We have no desire to lease.......we hunt it ourselves but it's amazing what some will pay if you have the right location. Our place is basically in the middle of nothing but big woods........but when your 10 mins from the gambling and surrounded by 1000's of acres of forestry some would give a fortune for it.
As trappers we always preach LOCATION, LOCATION, LOCATION! It's no different w/ property values and lease values. Bob's place wouldn't interest me personally, but a guy that lives in Indy and has nowhere to hunt may be willing to give you more than what think is a good lease price!

I can`t imagine anyone would pay 5 cents to shoot a deer, but then it`s not my cup of tea. the whole idea of leasing land for hunting just rubs me wrong, but in this day and age of land taxes and poor economy, a guy has to consider all this stuff. I don`t like the idea of me not being able to let the neighbors or some nice young kids or who ever hunt. lots of folks let me on free and some even pay me. I know it`s a different deal, but you know what I mean. I don`t think I`ll do anything this year, maybe just think about it a year.

DO you let friends hunt on it for free??? I know friends that charge other friend to hunt on their land.
Luckily I have a few friends that let me hunt in trade for coyote control.

Bob- Are you close to the imi concrete plant on 300, just east of State Rd 9 on the north side of 70? I work out of that plant on occasion when there is a big job going on in Greenfield.
